How Hardwood Flooring Rochester Works
Hardwood Flooring Rochester sands and refinishes, installs, repairs and recoats wood floors in Rochester and the towns around it in Monroe County. Much of the area's wood flooring is original strip oak and maple in houses built before the Second World War, alongside newer solid and engineered floors in postwar and recent homes.
We do not price floors from photos alone; the first step is always a visit. We look at how much wood is left above the tongue, whether earlier sandings have thinned the boards, where the finish is worn through, which boards are cupped, loose or stained, and what the trim and thresholds look like. We take moisture readings, because a floor that is about to be sanded or installed has to be at a stable moisture level first. In an old house we also ask about painted shoe molding and baseboards, since disturbing old paint changes how the job has to be run.
After the visit you get a written quote that lists each room, the square footage, the work in each area (full sand, recoat, board replacement, new installation), the stain if any, the finish product and number of coats, and the price. Nothing starts until you approve it, and any change in scope is agreed with you in writing first.
How we work
- We tell you plainly when a floor needs only a recoat, and when it is too thin to sand again.
- Furniture moves, dust control and drying times are planned and written into the quote.
- Stain samples go down on your own floor before you pick a color.
- Natural-finish trim, radiators and stair parts are protected before machines run.
- Work in pre-1978 homes is planned with lead-safe practices in mind when painted surfaces are involved.
- You pay for the work on the signed quote and nothing you did not agree to.
