Brockport Floors: Old Houses and Busy Rentals

Hardwood Flooring in Brockport splits into two kinds of jobs. One is restoring the floors in the village's older houses, where Point2Homes figures drawn from 2019-2023 Census survey data show 34.1% of units built in 1939 or earlier. The other is keeping rental floors presentable in a college village where 53% of occupied units are rented.

Restoring older village homes. Hiel Brockway laid out the village in 1822, and it was incorporated in 1829. Two areas, the Main Street Historic District and the Park Avenue and State Street Historic District, are listed on the National Register of Historic Places. The Morgan-Manning House, a Victorian home built in 1854, is listed too. Houses from that long stretch of village history often have solid wood floors that have been refinished before, patched where heating was changed, or covered by later flooring. Our job is to find out what is left and bring it back without losing what makes the house old.

Checking board thickness. Every sanding takes some wood off. On a floor that has been sanded several times, we look at an exposed edge, a register opening or a threshold to judge how much wear layer remains before recommending a full sanding. A floor that is too thin for heavy sanding may still take a light pass and new finish, or it may be better to replace a worn section.

Floors in rental units. Rental floors take hard use: furniture dragged across them, wet boots, pets and frequent move-outs. For a unit where the finish is worn but the wood is still sealed, a screen and recoat between leases can restore the surface quickly. Where tenants have worn through to bare wood, left pet stains or gouged the boards, a full refinish or board replacement is the honest answer. Landlords with several units can get one written quote covering each address.

What else we handle in Brockport:

  • Board replacement for water-damaged spots near kitchens, radiators and bathrooms
  • Refinishing or replacing hardwood stairs, a common wear point in rental houses with shared stairways
  • New solid hardwood in rooms that have carpet, vinyl or worn-out laminate now
  • Engineered hardwood where a floor runs over concrete or in a lower level

Painted trim and the 1978 line. About three out of four Brockport housing units in the ACS data were built before 1980. The EPA's lead renovation rule applies to homes built before 1978 when work disturbs lead-based paint, and in older homes baseboards and shoe molding are often painted. We note this at the estimate and plan to leave painted trim in place where we can.

Winter on the floor. Brockport shares the Rochester area's lake-effect winters, which average about 102 inches of snow a year. Salt and slush carried in on boots can leave a milky film on finish and push moisture into the seams near the door. Good mats, a boot tray and quick wipe-ups protect a new finish, and that matters even more in a rental with heavy foot traffic.

About Brockport's Homes

  • A third built before 1940. Per 2019-2023 ACS figures compiled by Point2Homes, 34.1% of Brockport's housing units were built in 1939 or earlier and another 20.8% in the 1970s, so most homes are well past their original finish.
  • Mostly rentals. Only 47% of Brockport's occupied housing units are owner-occupied in the same ACS data; renters occupy the other 53%. SUNY Brockport, which traces back to a private academy founded in 1841, is in the village.
  • National Register districts. The Main Street Historic District and the Park Avenue and State Street Historic District are on the National Register, along with the 1854 Morgan-Manning House, listed in 1991, which houses the Western Monroe Historical Society.
  • Canal-era roots. Brockport was laid out in 1822 and incorporated on April 6, 1829. It was an important Erie Canal port and was briefly the canal's terminus before the canal was extended to Buffalo.

Brockport Questions

Can you refinish a rental between the end of one lease and the start of the next?

Often, yes, if you book ahead. If your leases end in late spring or summer, calling ahead of that gives the best chance of fitting the gap. A screen and recoat takes less time than a full sanding, which helps when the window is short.

My Brockport house has floors that were sanded many times. Is it worth trying again?

It depends on how much wood is left above the tongue. We check at an exposed edge before quoting. If the floor is thin, we may recommend a lighter refinish, replacing the worst boards, or in some cases a new floor.

Do you work on homes in the Main Street or Park Avenue districts?

Yes. Interior floor work does not usually need any special approval because of National Register listing. If your plans involve exterior changes, check with the village first. Inside, we take care to protect original trim and woodwork.

How far is Brockport from your base in Rochester?

Brockport is in western Monroe County, mostly in the town of Sweden, and is an easy drive from Rochester. We schedule multi-day refinishing jobs there just like jobs in the city.
