Floors for Hilton's Postwar Homes

Hardwood Flooring in Hilton looks different from the work we do in older villages. According to 2019-2023 Census survey data compiled by Point2Homes, only 6.2% of Hilton's housing units were built in 1939 or earlier. The largest groups are the 1970s at 24.7% and the 1980s at 20%, followed by 13.2% from 2000 to 2009. Many of these homes were built with carpet in most rooms, and some have oak in a hallway, dining room or under that carpet.

Refinishing the wood you already have. If your home has hardwood from the 1970s or 1980s, it has probably been refinished once or not at all. That usually leaves plenty of wood for sanding. Common requests include taking out the yellowed look of an older finish, going to a more neutral or darker stain, and fixing worn traffic paths at the kitchen and back door. Those are good candidates for a full sand and refinish.

Replacing carpet with wood. In split-levels and ranches from those decades, we often install new solid hardwood in living rooms, bedrooms and stairs that have always been carpeted. Before quoting, we check the subfloor for squeaks and soft spots, measure transitions to tile and vinyl, and confirm the room heights work at doorways. In lower levels and rooms on a slab, engineered hardwood is the better choice than solid wood.

Recoating newer floors. Homes from the 2000s often have prefinished hardwood. When the finish is scratched but not worn through, a screen and recoat can restore it. Some factory finishes do not accept a new coat well, so we test first.

Everything we offer in Hilton:

  • Hardwood floor refinishing
  • Screen and recoat
  • Repair and board replacement, including water damage and pet stains
  • Hardwood stairs: new treads and risers or refinishing existing ones
  • New solid hardwood installation
  • Engineered hardwood for slab and lower-level rooms

A village with a long past and a rebuilt center. Settlement here began with Jonathan Underwood in 1805. The village was incorporated in 1885 as North Parma and renamed Hilton in 1896. In March 1965, a fire destroyed more than 60% of the central business district, which was rebuilt. A few homes predate all of that; the Chase Cobblestone Farmhouse and the Curtis-Crumb Farm are listed on the National Register. If you own one of the older houses, the same refinishing and lead-safe planning we use in prewar homes applies, since the EPA's lead renovation rule covers homes built before 1978 when work disturbs lead-based paint.

Lake-effect winters and entry floors. Hilton sits northwest of Rochester, and the area averages about 102 inches of snow a year, much of it lake-effect from Lake Ontario. Snowmelt and road salt tracked through mudrooms and front halls dull finish and can push moisture into board seams. We recommend a heavy mat at every door and a quick wipe of salty puddles, especially on a new finish.

Hilton Homes by Decade

  • Mostly 1960s to 2000s. Per 2019-2023 ACS data compiled by Point2Homes, 24.7% of Hilton housing units were built in the 1970s, 20% in the 1980s and 13.2% from 2000 to 2009, while only 6.2% date to 1939 or earlier.
  • Owner-occupied majority. About 60.4% of occupied housing units in Hilton are owner-occupied in the ACS data, and the 2020 census counted 2,489 housing units with a homeowner vacancy rate of 0.1%.
  • 1965 downtown fire. Incorporated in 1885 as North Parma and renamed Hilton in 1896, the village lost more than 60% of its central business district to a fire in March 1965, and the district was later rebuilt.
  • Lake-effect snow belt. The Rochester area averages about 102 inches of snow a year (1991-2020 normals), mostly lake-effect from Lake Ontario, so entry floors in Hilton face months of salt and meltwater.

Hilton Questions

Is there hardwood under the carpet in my 1970s Hilton house?

Sometimes, but not always. Some homes from that era have oak under the carpet, while others have only a plywood subfloor. Lift a corner of carpet in a closet or at a floor register to check, or we can look during the estimate.

Can I put hardwood in my basement family room?

Solid hardwood is not recommended over concrete or below grade because of moisture. Engineered hardwood is built for those conditions, and we check for moisture before installing it.

Can my carpeted stairs be changed to wood?

Yes. We remove the carpet and either cap the existing treads with new hardwood or replace treads and risers, depending on how the stairs were built. Stairs are often done at the same time as a new floor so the colors match.

How far is Hilton from you?
