Floors for a Town of Many Eras

Hardwood Flooring in Henrietta covers a wider spread of houses than you find in the older towns closer to the city. Henrietta had 3,385 residents in 1950 and 11,598 in 1960, a 242.6% jump, then reached 33,017 by 1970. It kept growing after that, to 47,096 at the 2020 census. So one street may have a 1960s ranch with original oak strip under the carpet, and the next may have a newer house with engineered planks. We look at what you actually have before suggesting anything.

Original oak in the boom-era houses

The houses built during Henrietta's fastest growth are now well past the point where their first finish has worn out. Many have hardwood in living rooms, halls and bedrooms that was covered with wall-to-wall carpet at some point. Once the carpet and pad come up, these floors usually refinish well: they have been sanded few times, if ever, so there is plenty of wood to work with. A full sand removes old scratches and the yellowed finish, and a new stain color can change the look of a room completely.

A quicker option for rental turnover

Henrietta has a sizable rental market. About 69.8% of homes are owner-occupied, and 78.7% of residents lived in the same house a year earlier, a sign of steady turnover. Rochester Institute of Technology moved its campus to Henrietta in 1968, and the National Technical Institute for the Deaf opened beside it that same year, and a college town tends to keep landlords busy between leases. For a landlord, the useful service is often a screen and recoat: we abrade the existing finish and add a fresh coat, which brings back protection and shine without sanding to bare wood. It fits between a lease ending and the next tenant moving in.

When a recoat will not do

  • Finish worn through to gray wood in traffic lanes
  • Dark pet or water stains
  • Deep gouges from furniture or moving
  • Boards that are cupped or loose

In those cases a full refinish or board replacement is the honest answer, and we will say so.

Winter on your floors

Rochester-area winters bring about 102 inches of snow a year on average, much of it lake-effect, with a January daily mean of 26.2°F. Inside, heated air dries out and wood floors give up moisture and shrink, which opens small gaps between boards. Near the garage door or the side entry, meltwater and road salt wear the finish fastest. We pay extra attention to those zones when we quote, since that is where finish usually fails first.

Installing new hardwood in newer homes

Some Henrietta houses were built with carpet or vinyl throughout, and owners want wood in the main living areas. We install solid hardwood over suitable wood subfloors on upper levels and engineered hardwood where a floating or glued floor makes more sense, such as over concrete in a finished lower level. Planks are delivered early so they can acclimate before installation, and we check subfloor flatness and moisture first.

Stairs and trim details

A refinished floor next to a carpeted staircase can look unfinished. We refinish existing oak treads, replace worn treads, and cap stairs so they match a new floor. Call (585) 632-6150 or

Henrietta Facts That Affect Your Floors

  • A postwar population surge. Henrietta grew from 3,385 residents in 1950 to 11,598 in 1960, a 242.6% increase, and to 33,017 by 1970. The 2020 census counted 47,096 people, up 10.6% from 2010.
  • RIT arrived in 1968. Rochester Institute of Technology moved from Rochester to a new campus beside the Genesee River in Henrietta in 1968, and the National Technical Institute for the Deaf opened next to it the same year.
  • More renters, more turnover. About 69.8% of Henrietta homes are owner-occupied and 78.7% of residents lived in the same house one year earlier (Census ACS 2020 to 2024), with about 17,959 households in town.
  • Older houses in the hamlets. The hamlets of East and West Henrietta include older buildings such as the 1840 Greek Revival Elihu Kirby House (since moved near Stone Road), the West Henrietta Baptist Church built in 1838 and the former Cartwright Inn, a tavern built in 1831.
  • Born from a deeds dispute. Henrietta was established on March 27, 1818, when residents of East and West Henrietta seceded from Pittsford over a dispute about recording deeds. The Thruway opened through town in 1954.

Henrietta Questions

I rent out a house near RIT. How fast can the floors be ready for the next tenant?

A screen and recoat is the quickest route and can usually be walked on in socks much sooner than a full refinish. Full sanding takes longer because of multiple finish coats and cure time. We give you the timeline in the written quote so you can plan move-in dates around it.

My 1960s ranch has hardwood under the carpet. Is it worth refinishing?

In most cases, yes. Floors from that period are usually solid oak that has been sanded few times, if at all. Refinishing an existing floor is typically far less disruptive than tearing it out and installing new, and the result is a real hardwood floor.

Can hardwood go in my finished basement?

Solid hardwood is a poor fit over a concrete slab below grade because of moisture. Engineered hardwood is the better choice there, installed over a proper moisture barrier after we test the slab.
